Additional house rules

Our Renter's Agreement: Your deposit or payment for your reservation will be considered your acknowledgment and agreement of these policies. If you don’t agree to these terms, you have the right to cancel your reservation without penalty within 24 hours of making your reservation and receive a full refund. We strive to make every reservation the easiest and best experience you’ve ever had booking a vacation. That being said, life happens to bring up situations that sometimes can’t be avoided. If you know what to expect in advance, it minimizes the possibilities of a bad experience or hard feelings. Please keep in mind that our condos are privately owned, and we do not have staff on site like a hotel room. If something does not work or is missing, we will do our best to fix it or replace it as soon as we can. We rely on our guests to take care of our things as if they were their own. If you know how to replace batteries in remotes, screw in light bulbs or un-stick a toilet chain, it would really be appreciated rather than us having to call a handyman to come over and do it for you. Doing so will also keep our rates down. If fixing something requires that you make a purchase at a store, you will be promptly refunded and usually with a little extra for your trouble. MAKING YOUR RESERVATION: Your dates are not considered reserved until a deposit or payment is made. Just because you asked if dates are available does not mean they are being held for you. MINIMUM AGE REQUIREMENT/PHOTO I.D. REQUIRED: We will not rent to guests younger than 21 years old. If we suspect that you are under the age of 21, we may ask for a photo I.D. for proof of age. If you have somehow bypassed this check system and are denied entry by the security team at the gate or any time during your stay, NO REFUND will be given to you for any of your reservation. If you are making a reservation for an individual other than yourself (such as a gift), the I.D. of the person staying is required. The person staying must be at least 21 years old. PROPERTY DAMAGE: Please remember that our condos are privately owned by us. We are not a large hotel chain, so we ask that you treat our property as if it were your own. Airbnb/VRBO has a system in place to collect from guests for any loss or damage to our property. If our cleaner reports that excess cleaning is required, you will be sent an invoice for the amount that the cleaner charges us. Photos will be required of our cleaner for proof and the photos will be forwarded to you. If property or content damage is so severe that it causes the next reservation coming in after you to be cancelled, you will be held financially responsible for the cost of the lost reservation, the cost of putting our displaced guests in another place to stay and the cost of replacing the damaged items or property. Smoking in our condo or smoking on the balcony with the door open, causing smoke odor to remain in the condo will result in a fine to remove the odor. If you have young children or toddlers, please move our breakable items and decorations out of their reach. If your child is likely to wet the bed, please bring a mattress cover with you. A urine-soaked mattress will be considered major property damage and can be very costly to replace. CANCELLATION POLICY: We highly recommend that you buy Travel insurance. This covers you in cases of unforeseen events, acts of nature, loss of employment, family emergencies, etc. You will get refunded from the insurance company and we won't have our condo sitting empty or trying to fill dates with highly discounted rates. Please note that September and October are hurricane season months. What we are saying RIGHT NOW is that you NEED TO BUY TRAVEL INSURANCE for reservations during these months. If you did not, and a major storm comes up during your dates, please know that you will NOT be offered a refund from us. What we will offer is a change of dates. UNAPPROVED ALTERED DATES: No refunds will be given if you fail to show up for your reserved dates, show up a DAY LATE or if you leave prior to your check out date. MAXIMUM OCCUPANCY: Our condo will accommodate (4) four persons. This does not mean that 4 grown adults will be comfortable in the space we have, so please keep this in mind when researching your vacation choices. Our condo is best suited for 2 adults. If bringing others along with you, it is recommended that you bring small ones. Your guest count request MUST be accurate. You will NOT be charged extra if you really have 4 guests and you only marked 2 on the request. We really need to know how many are staying so the cleaning staff can be prepared with the right number of linens, etc. I don't want to have to ask them to make extra trips over there to bring you towels because we thought there were only going to be 2 guests staying. CHECK-IN TIME: Check in time is set for 4pm for a good reason. Our cleaning staff only has between 11am and 4pm to clean not only our condo, but possibly several others on the same day, and we are not always first on their schedule. Our system of text messaging between us, the cleaning staff, and our guests works wonderfully for getting us first on their schedule many times, and often, our guests get to check in earlier than 4pm. If you provided a phone number on your reservation that is reachable by text messaging, you may receive a text when the condo is ready upon request. During peak rental weekends (summer or holidays), the cleaning staff may be extra busy, and check-in may be delayed a bit. Please be understanding. We will try to get you in as soon as possible. Early check-in is only allowed with written permission directly from us. This may be in the form of an email or a text message directly from us. Walking in the door and telling the cleaner that I said you can come in early is not acceptable. CHECK-OUT TIME: Check out time is 11am. NO late check-outs without prior written permission. Telling the cleaner that I said you can stay late is not acceptable. Checking out later than 11am, causing the cleaner to make a return trip will result in a $25 late check-out fee. We know you're going to love it, but refusing to leave past your agreed check-out date will lead to real big trouble. Let's not go there. PETS: Pets are not permitted in the condo for any reason. This is a resort rule not ours, so please don’t try to sneak one in. There are local pet hotels available if you need to bring your pet on vacation with you. If you have a disability and require a working service animal, you must pre-register your service animal prior to making your reservation so that we can get approval from the regime office. If we don't get approval from the office, they will fine you $100 per day for the animal being on the property. Emotional support animals must be approved 30 days in advance from the regime office. SMOKING: Our condos are NON-SMOKING units. Smoking is allowed only in designated areas. Our balcony is an acceptable smoking area if the sliding glass door is shut prior to lighting up. If our condo smells of smoke after you check out, we will consider this extra cleaning and your account will be charged for the extra cleaning. MISCELLANEOUS POLICIES: Guests are allowed ONE vehicle per reserved room in the parking area. We can make arrangements for additional vehicles at an alternate location at no additional cost, please ask. Motorcycles are not allowed on the property. If you are riding one down to the area, please do your research on where to park it, but it cannot be here. Campers, boats, and trailers are also not allowed on the property We will not rent to vacationing students, large groups (aka “Spring Breakers”) Hosting a party in our condo is not allowed Parking permits must be displayed in the windshield of your vehicle at all times When you are not in the condo, please be sure the condo is locked at all times If your reservation was made through Airbnb or VRBO, payment adjustments are handled by Airbnb/VRBO. If an additional amount is added or a refund is due, it will pass through the Airbnb/VRBO system. Funds will never be sent or requested outside of these platforms. Be cautious of scams. Please buy travel insurance for hurricane season stays! During hurricane season, we will give credit toward a future stay, not refunds. We will not be responsible for any loss, damage, injury or death to the renter, family member or guest of the renter, with particular emphasis on the use of the bicycles, stairs, pool, stove, or slippery tiles. Renter, family and guests are encouraged to carry insurance covering their own individual personal liability and personal property. Renter, family and guests are responsible for loss, damage or injury to us or our property or any other aggrieved party caused by their negligence, lack of knowledge or willful misconduct. BICYCLES: Our bikes are FREE for you to use during your stay, but you will NOT get to use the bikes unless you read and agree to the rules. You do not need to ask for a waiver, just read the following rules and let us know that you agree to them, and we will give you the lock code. Please acknowledge that you have read and agree to the following: • We will assume that you know how to ride a bicycle. We will not be held responsible for any injuries to you or others while you are riding our bicycles • Because we do not get to check the condition of the bikes in between every guest, we cannot guarantee that everything will be in working order. Please check the bike prior to riding • You are responsible for checking the bikes for safety issues – brakes, steering, pedals, tires, etc. • DO NOT ride a bicycle if there is a safety issue. Report it to us immediately! • Safety helmets are not provided. If you feel unsafe riding without a helmet, do not ride a bike. • If a bike has a flat tire or other issue, please let us know and we will arrange for repair • You may ride the bikes on the beach, but you must rinse off the salt water and sand prior to parking them. There are beachside showers that can be used for rinsing them. • If there is excessive sand on the bike when you arrive, it’s ok to snitch on the previous guest. In this case, snitches don’t get stitches. • When riding the roadside bike trails, you must stay on the bike trails. Never ride in the street • When not riding, you must lock the bikes with the provided bike locks. There is one extra lock provided if you will only be riding one bike at a time. • Return the bikes to the same rack where you found them We will not be held responsible for property damage caused by you while you are using our bicycles. Ride at your own risk and ride safely The bicycles are located on the rack just inside of the double doors of the parking garage. They are adult size beach cruisers; both are bright yellow. They will have stickers on them to identify our unit number (345). We do have extras in case there is a problem with one or if you have extr guests staying with you. If you need child size bikes, there is a rental company (The Bike Rack) across the street at the Holiday Inn Express where you can rent them.
